What to REALLY Look for at a Open House

Open houses can be dazzling spectacles, meticulously staged to resemble a home decor magazine come to life. But don't get swept away by the stylish throw pillows and artfully placed furniture! Remember, you're here for a practical purpose: to assess whether this house could become your future home. Here's a checklist to help you look beyond the beautiful presentation and focus on the home's functionality and suitability for you and your family.

  • Windows: Natural light is a huge mood booster, so check the window placement. Do they face the right direction to bathe the rooms in sunshine? Secondly, consider the view. Is it a peaceful scene that complements your lifestyle, or does it look directly into a neighbor's window, compromising privacy?

  • Under the Sink Cabinets: Plumbing problems can be a hidden headache (and expense) down the line. Look for signs of water damage around the pipes and under the sink, such as warped cabinet panels, peeling paint, or mildew.

  • Electrical Outlets: We all rely on our electronic devices, so make sure there are enough outlets in convenient locations throughout the house to accommodate your needs. Think about where you'll be using appliances like TVs, lamps, and phone chargers, and see if the current layout provides enough access to power. If not, consider if adding outlets is a renovation you'd be willing to take on.

  • Storage Space: Storage goes beyond just having enough closets. Think about the layout – are the closets conveniently located near the rooms where you'll need them most? Additionally, consider other storage options like built-in shelves, cabinets, or a pantry.

  • Appliances: If the house comes with appliances included in the sale, make sure they're in good working condition. Ideally, they should be turned on during the open house so you can personally test them.

  • Under the Rugs: Don't let a beautifully patterned rug hide potential problems. Lift up the corners to check the condition of the floor underneath. Are there any cracks, stains, or water damage that the rug is concealing?

  • Floor Level: Uneven floors can be a tripping hazard and a sign of foundation issues. Take a moment to check how level the floors are throughout the house. A simple trick is to place a marble or another small ball on the floor and see if it rolls consistently in one direction.

  • Attic Access (if applicable): If the house has an attic, take a peek if possible. Check for proper insulation – it can significantly impact your energy bills. Look for signs of moisture or leaks that could damage the roof or stored belongings.

  • Water Spouts: Take a quick walk around the exterior of the house to check the gutters and downspouts. Make sure the water runoff is directed away from the foundation to prevent moisture problems around the house.

By following these tips and asking thoughtful questions, you can ensure you're looking past the open house's glamorous facade and making an informed decision about your future home.
